Our loan programs require a minimum downpayment of 20% on purchases and allow us to fund up to 80% of the original sales price or the appraised value, whichever is less.  Carefree offers cash-out and rate-and-term refinancing, and we also refinance developer carry-back loans in which you obtain clear title, your own bank trust (if applicable), a lower montly payment and American title insurance; all with no out of pocket expense as the closing costs can be rolled into refinance loans.
